Initial meeting to discuss the project, anticipated time scales, architectural fees, structural engineers fees (if required) and planning and building control fees.

SITE SURVEY

Once an appointment has been confirmed, I will carry out a detailed and measured survey, including photographs. Any existing drawings would be useful at this time.

PROPOSED DRAWINGS

Drawings will be prepared based on the client's requirements and the information obtained at our previous meetings. This will ensure we explore the best options available within the client's budget whilst allowing full compliance with planning and building standards.

PLANNING PRE CONSULTATION ENQUIRY

I will engage with the local planning authority immediately after our appointment to discuss your project and ensure the proposal meets with their guidelines.

If permitted development is applicable to the proposal, I will obtain written confirmation from planning of this and confirmation that planning permission is not required. 

LOCAL AUTHORITY & APPROVALS

I prepare the necessary drawings, application paperwork and submissions for the following applications. These can vary and aren't always applicable:

• Planning Permission for extensions, garage conversions, attic conversions

• Building Warrant Approval for extensions, garage conversions, attic conversions

• Listed Building consent

• Conservation consent 

CONSTRUCTION DRAWINGS & SPECIFICATIONS

Full drawings and specifications (which pass through building control) are prepared for all projects and are used by contractors and consultants in the tendering process.
